Our Commitment To You
We understand that when you are letting your property you want to ensure that the right tenants are chosen. This is where Edinburgh City Pads can help. We will take the heartache and stress out of searching. As well as our website , we also advertise exstensively with other routes to market such as City Lets, Right Move and Find a property.
Finding The Perfect Tenant
We meet and assess each property tenant and only when we think they are perfect for your property, will we then gather references and credit history.
We can also deal with all utility and council tax accounts, again lifting the weight off the shoulders of our clients.
We can offer a “Finding the Tenant only service”. This is a one off service to Landlords for a fixed fee which includes reference taking and credit checks.
We will market your property for a three month period where we will be responsible for supplying the photographs for our website. This will be charged out at a rate of one month’s rent.
How To Look Good
If the property is in need of furnishing then we have a design team on board to help. Edinburgh is a competitive market for rentals and our recommendation would be for a contemporary look. with clean lines.
We will make periodic visits to the property that agents say but do not follow through, to ensure the tenant is complying with all the lease terms and conditions such as “no Smoking” policies and maintaining the apartment in good order.
We will take photos of the property as part of the inventory check and report to you of any repairs that might be necessary.
Should you require we offer a secure property management repairs and maintenance service using our “in house” dedicated team, or alternatively we can introduce you to local tradesmen should you wish to instruct directly.
